People may be interested in this project but it does not make sense to me either as end user or investor when prices in vicinity are in range of Rs 12,000 but L&T is quoting Rs 17,000. I do not want to be fooled by good brand name. I feel all constructed houses are more or less same, some more while some less and there is no reason for such premium. Look at TATA Housing, they focus on affordible housing rather than much higher or premium housing.

No doubt the quality of construction is excellent. But the price is too high for an under-construction project which has just been lauched. The land already belongs to L&T, and they themselves are the best in the business. Hence, it cannot also be said that costs have gone up due to high land cost or due to increase in labour cost ( ageneral excuse by builders). It is simply opportunistic pricing...

The project definitely deserves a premium compared to even Tier- 1 builders of Mumbai. Projects from L&T will always have lower risk since (1) Approvals for the project till the 12th floor and (2) L&T construction will be executing it (one of the best construction companies in the world). This would result in timely completion of the project and save cost overruns for the buyers as well. Rather pay a little higher or extra premium and save the cost overruns in the longer run.

well the price quoted is 15000 but if you add up all the extras, it comes to 18000 psf for a standard apartment with close to 35% loading . A ready apartment in the vicinity is atleast 25-30% cheaper than this.
