I also agree with sunil on the rate being 9K psq given the fact that loading is in excess of 45%, also in resale the rate has started touching 9.5K

I would be interested in a 3 BHK provided the rates are more realistic and motivating.
I agree with Sunil that target price should be around Rs 9,000 plus floor rise. I am interested in the 4bhk, but the main point is when will be construction be completed? In the current situation that remains the main issue, with no clear answer, even though the builder is asking for 85 pct payment as per stage of completion.

There is something wrong about the price which has been negotiated with builder. Brokers close to builders are offering to close the deal at 10K. with so much bad publicity with oweners behind bars, builder is hard pressed to sell. I think on groffr must be able to close the deal at around 9000/- per sq ft on bulk deal.

There has hardly been any construction since the last 12-14 months. I live in a building next to it and have been monitoring its progress closely. Am interested to buy a 3 bhk if there is some sort of guarantee of the project being completed. What is the going rate and what rate can we expect to get as a group?
Someone told me that construction at the site has stopped since Feb 2011. Has anyone been to the site lately to confirm this? The builder has been advertising in newspapers that possession will be given within 2011. Is this realistically possible?
GrOffr, Do you have any update on what is the status ? Howmuch constrution is completed and how fast/slow they can complete ??
Post the recent DB Realty scam, there are lot of investor flats in the market in Rs. 10,000 per sq.ft. or lower range. Rumours are flying that there can be a issue similar to Adarsh building. In light of these, feel that team Groffr can look at negotiating prices further downwards, and there would be a good interest from members.
