Kharghar offlate has become a hub both for personal stay as well for invesment opportunities, however for salaried people has become a bit out of reach since the outgoing rates quoted by builders is way too high...primarily due to the hype of the upcoming Airport. Folks in Sector 35 (D&E) are quoting insane prices, 5200 p.s.f, while good complexes such as Hex Bloc are quoting 5040 in Sector-10. Probably because there are a lot of joint venture properties (Builder along with local villagers) because of which the builder can sit tight once he has sold some flats.

Hi Frds, rate quoted is too high... it should be around 3000+ per sq ft.. due to so called cargo port this has been jacked up...!! remember that 60 % are investor flat and hardly 3o-40% are buyers.. price is expected to fall by April 2011 if we wait and gets united!!.. after all Builders cant hold the prices for more than 3/4 months. they have huge EMI to pay the bank.. so wait and watch.. 30%+ correction is awaited...! regds Amit

How about Panvel? With the new airport reaching final approvals, Panvel should do well over the next year or so. The prices of Panvel which is about 2800-3100 per sq ft will surely converge to Khargar prices of 4000-5000 per sq ft in the future. Kalpatru in Panvel is already quoting 4600 per sq ft. Anybody interested in India bulls Greens?
