It looks interesting after the assurance given by Groffr team including the "complete refund with 12% interest" clause. After visiting the site, I liked the Row House most which has an area of 1000 sq.ft. It cost Rs.20,00,000/-. Buyers have the option of taking a bank loan from their partner banks AXIS Bank or, i dont remember the name of the other bank. One can even approach their own banker for the same. The other option of payment is through EMIs offered by the builder. If I wanted to buy the row house, i need to pay Rs.2,00,000/- down payment. The remaining Rs.18,00,000/- can be paid in 15 years ie. 180 instalments of Rs.10,000/- pm. This is a 0% interest scheme by the builder which appears very attractive. Now with Groffr negotiating for a further reduction in the price ie.Rs.1990/- per sq.ft., it becomes even better. The builder is a first time builder and hence he does not have any past projects which we can inspect. He is a local of that area and an owner of 28 acres. He has been successful in getting his own 28 acres converted from agricultural to NA status. He is confident that the remaining 72 acres which he has bought from the other farmers can be got converted from agricultural to NA status. My only apprehension was the security of my investment if i even make one. With the assurance given by Groffr, I am very interested in the project. I can be contacted on 9869577508. Guys do not go for this project if this project is by Amrut Builder. No papers are transfer in the name of builders. please check for papers before going for booking. land is not NA yet. booking was started in the month of march and 15 days back the entire project is full. this is highly impossible. please do the double check before booking. lookout for his previous projects and bank APF.

The market rates in the area are above Rs3,000 psft in the neighbourhood of the project. Infact, Balaji Symphony is quoting at Rs 4,311 psft which is 7 kms away from the project. Other projects above Rs3,000 psft in the area are – Arihant Arham, Royal Meadows, Fortune Calypso (3kms from the project), Mahalakshmi township. It is true that project is being sold at Rs2,000 psft by the builder also as we have decided the prices for this project along with the builder as a sole-seller for the project based on “certain minimum volumes in a fixed time frame” which translates into the same concept of group booking . We have picked up this project as we believe that this could be a great investment given (1) the price arbitrage with neighbourhood prices, (2) planned infrastructure developments in the future. We plan to make sure that every buyer in this project gets complete protection. We are taking the following steps for this (1) buyers get access to ‘Title documents’ for the land, (2) documentation from banks which have approached the project, (3) introduced a clause in the ‘buyer agreement’ which ensures buyers will get a complete refund plus a 12% interest per annum if the developer does not complete the project by Dec 2014, (4) also there is no lock-in and no transfer charges which makes it an even more lucrative as an investment.

Shreejeev has given us someinfo regarding the project. We really need to know whether the agricultural land has been freed and does the builder have any other project elsewhere where one can go and check for oneself. I visited a project site 10 kms away from Panvel and it appears it is this same project. It is by New Budget Home Builders & Developers. The project sounds too good to be true. There are two payment options viz. Bank Home Loan through AXIS Bank & GIC and the other is 0%EMI options offered by the builder himself. They claim to be a 100acre project where 28 acre belongs to the builder himself and the remaining portion has been acquired from the villagers. All 100 acres was Agricultural land out of which the 28 acres belonging to the builder himself has been converted to Non Agricultural. They are in the process of getting NA status for the remaining 72 acres. They just showed the huge expanse of land in which only a lone 1RK building is being built. The construction quality is just so so. This is the first project of this builder who apparantly happens to be a local. Is there any way to check the credentials of this builder and whether the 100 acre plot is indeed in his name? A Row House is available for Rs.20,00,000/- where you pay Rs.2,00,000/- downpayment and the remaining money as Rs.10,000/- EMI for 15 years. Too good to be true. Can anyone guide me with the procedures to be followed to know the genuineness of the project. Otherwise what is the guarantee that the builder will not dissappear with the downpayment received from buyers?
