State Bank of India (SBI) is no more associated with XRBIA

SBI is no more listed under XRBIA Housing financiers! All other housing finance companies – Indiabulls, Gruh Finance, DHFL, Oriental, Yes Bank, ICICI, Bank of India, Bank of Maharashtra, LIC – are still there.

SBI was very much a part of the XRBIA housing project initially, but now, on the website of XRBIA. Neither will you find the APF letter of SBI – State Bank of India there -  Nor SBI – State Bank of India – is listed as “Housing Financiers” of XRBIA!!

Now what does this mean. One of the most trusted and respected institution in India, SBI has vanished from XRBIA.Com! Does this mean buyers who have already given 20 per cent of the total amount to XRBIA under the ADF scheme as a booking amount, might now withdraw their booking. Since SBI is no more associated with XRBIA, it is likely that this withdrawal might result in cancellation of bookings. Keep checking out this space for more information on XRBIA.

    I have liked the idea…bt some questions in my mind…
    1. Sample flat in Shops…why did not Builders arrange site visits ?
    2. 22 flats on one floor..with 22 flats…how many hours I have to wait to get in the LIFT
    3. How can one Manage 22 flats one one floor..all builders says there is a limit to No. of Flats per floor/Lifts and other amenities…
    4. what are safety features in case of Major fire ?
    5. How are going to manage water supply ? garbage collection ?
    6. No proper entrance ? The road from Hijewadi is single Road ?
    7. Why 100% payment in advance ? are there any norms ? why banks are accepting ADF in this project and why not in others ?

    I have seen the show flat. Its very tiny. You can’t even plan any thing in bedroom except sitting with your spouse :-) . No place for even queen size bed. If you put a bed you can’t move in the room. No place for cupboards. Wash basin in wash room is so small that if you wash your face the water will spill on floor.
    It looks like One Room + Kitchen flat converted to One BHK. Not worth according to me.

    Guys — please check the paperwork of Eiffel — they have only farmhouse plot approval and the documents clearly state that construction can only be for commercial use and for IT only. please be very careful .. check the paperwork on land.

    Mr. Rahul Nahar, after you get 100 per cent down payment, please, hold those 10,000 stupid ‘real estate investors’ on a tight leash for the rest of their lives. As you have hold the plot holders of Silicon City. Since, you announced XRBIA on the 1st & 2nd phase ofSilicon City, the poor guys are reading their agreements again and again and wondering what is going to happen to their plots.
    Big Fish Eats Small Fish:

    Honorable Mr. Rahul Nahar, roping in Architect Hafeez Contractor is no doubt a brainy idea. After the 45,000 Crore Hiranandani Gardens Powai Land Scam, you need guts to use Hafeez Contractor as a bait. After all he has designed those luxurious apartments for the rich where the builder has agreed to built 3,000 flats – 1500 flats of 400 square feet and 1500 of 800 square feet – for the Lower Income Group and Middle Income Group.

    Presence of Architect Hafeez Contractor in the ad of XRBIA will keep on reminding all that housing for the financially weaker members of society is a gold mine. If you want to prosper in life, you have to exploit it as much as you can.

    Mr. Rahul Nahar, your message is inspiring. If someone can rule India for generation by announcing “Garibi Hatao”, why middle class IT Professional in Hinjewadi should shy away from exploiting anyone who is financially less strong than him? Earning property appreciation is not a sin. Big fish eats small fish. Right?
    A Dark Side of a Human Mind:

    An opportunity to exploit and reap profits – is your product at XRBIA. Like fulfilling basic animal lust for land – was your product in your plotting schemes. A flat or a plot is an incidental byproduct. No builder has ever understood this. There is only one Rahul Nahar who can understand the dark side of a human mind and use it to run a full-on money-sucking operation after operation.

    My dear Mr. Rahul Nahar, I am more than happy to know that, in the next couple of years you are going to suck money out of 10,000 Pune real estate investors. In fact, I am sure, every home buyer in Pune real estate market will be grateful to you for eradicating these social-criminals – these so called Pune real estate investors – by launching XRBIA Hinjewadi.     Hey guys , here nobody is really talking about the sizes of the rooms in the plans,… 1BHK – Bed room -7′-7″ X 6′-7″ —guess how you put double bed in this room and also have some space for moving around? Do you don’t need atleast 5′-0″ X 6′-0″ size bed for couple? Next Living Hall- towards balcony the size of hall is 4′-7″ –less than size of a small bathroom in normal flat. Plz Imagine space available, where sofa and TV set placed. You don’t have more than 5 to 6 feet ..Out of that you need atleast 2′-6″ space for Sofa then you have only 4 feel left between your TV and your eyes..Just Imagine…. Lets Talk about Kitchen- 4′-7″ width–you need at least 2 feet for kitchen otta..then you left 2′-7″ in which woman have to move…Imagine if any woman have little extra pounds …Same is Case with 2BHK and 3 BHK fltas….. Ohh my god ..first phaze have been sold out…. It proved that how stupid we Indians are.

    b. Layouts are approved by Townplanning
    c. From where project is going to get water : by Tanker…..? as not falling under MIDC & PMC limit…..
    d. Layouts looks like not to scale as usally kitchen oota is 2’3″ & kitchen shown is of 4’7″…… means 2’4″ left after kitchen oota….its very tough to move in kitchen & incase of any emergeny… can anybody imagine what will happen in kitchen…
    e. About Storage facility… may be common storage facility in parking or somewere else…?
